The Global Real Estate (GRE) team consists of more than 400 employees, executing 13,000 capital projects per year globally totalling nearly $2 billion a year in design, construction and capital investment.
Accountable for sub-region strategy and project delivery. Key responsibilities include: providing leadership and strategic direction to the program management team, disseminating LOB request for execution, managing sub-region capital and operating project finances and schedules, and reporting on all sub-region activity (project and non-project based). 
Primary Functional Roles & Responsibilities:
  • Direct report to the sub-region head
  • Regional GRE single point of contact for LOBs (non-project specific)
    • Direct and manage the delivery of GRE services including the development of user requirements, location, selection criteria, building specifications, and relocation management within the sub-region
    • Aligning CRE and LOB interests by building consensus and driving decisions
  • Support sub-region operational objectives:
    • Collaborating in the development of process documentation, internal controls, and project tools
    • Responding to quality and service concerns
    • Identify trends
    • Implement change
    • Oversee critical investment and expense management within the sub-region
    • Drive process improvement, quality and controls
  • Accountable for the real estate strategy within the sub-region
    • Develop overall sub-region strategy that is fully aligned with GRE strategy and, if relevant, business unit requirements
      • Serve as the leader, integrator and arbiter for all sub-regional objectives
      • Perform integration and program manage across GRE functional activities and LOB plans across the sub-region including understanding forecasted growth/reduction plans and major project/portfolio activities to ensure regional management is responsive, effective and agile
      • Partner with GRE regional leadership to establish holistic and integrated real estate strategies
      • Partner with GRE CFO to prepare the sub-region’s annual and five year capital budget
    • For the sub-region, review critical dates out of OVLA and identify portfolio reduction opportunities
      • Monitor lease activities (expirations, renewals, break options etc.) and maintain 30-60-90 day 'look ahead' pipeline report of upcoming decision milestones
      • Identify solutions that will lower square footage per person and increase space utilization (greater efficiency of space)
    • Ensure occupancy / vacancy levels are well understood and actively reported and managed
    • Establish annual and periodic sub-region reporting need to know and value-added information required to drive intelligent real estate strategy
    • Assist in the coordination of all data management, analysis, reporting, metrics, and presentation development for GRE management team on a sub-regional basis
    • Complete analysis and make recommendations on strategic real estate issues that span geographic boundaries
    • Prepare standard and ad hoc management reports for senior management and communicate the status of each project to include updates, rag ratings, budget and timeline details
    • Ensure thoughtful and consistent integration of Technology, GTI, Compliance, Amenities, Security, Resiliency, Marketing, Communications, HR & Finance in LOB Real Estate Strategy
  • Accountable for sub-region project delivery
    • Accountable for all project delivery within portfolio
    • Responsible for overseeing program managers and regional coordinators
    • Ensure alignment of local, regional and global GRE and LOB leadership relating to real estate decisions
    • Accountable for disseminating LOB needs
      • Translation of client needs and business requirements into ‘projects’ or real estate objectives and space requirements
    • Enforce standards for density, office sizes, workstations, conferencing, audio-visual, tele-presence and the LOB ‘client experience’
    • Partner with business and regional stakeholders to accommodate tactical / short-term employee space requirements and provide a seamless transition process for employee moves
    • Track implementation process for sub-region projects to ensure projects stay on schedule, including but not limited to: 1) TFA/CERP approvals  2) Project Milestones 3) Cost Center adjustments 4) GREDL floor plan updates
    • Support / complete project audits
Skills & Qualifications:
  • BA &/or MBA preferred
  • Minimum 15 years experience in the corporate real estate business / industry
  • Proven management track record and understanding of the complexities of Real Estate Strategy and the integration of the various functional disciplines
  • Possess strong program management and organizational skills, including ability to create integrated project plans and manage to deadlines and financial targets
  • Must be proactive in engaging stakeholders in order to understand, at a level of detail, both current and emerging business conditions
  • Possess strong financial services acumen
  • Ability to effectively execute plans, projects, and programs
  • Must be a self-confident individual possessing a strength of personality and intellect to gain the respect of demanding business heads and colleagues
  • Display the ability to translate strategic initiatives into tactical implementation plans, with strong problem-solving skills and ability to drill into the detail
  • Must have a collaborative and participative management style (professionalism, sensitivity, discretion and sound decision making), with the ability to interact at an executive level
  • Exhibit excellent written and oral communication skills as well as superior influencing and relationship management skills
  • Must be a team-player and illustrate agility toward aligning LOB and CRE objectives
  • Develop a team that collectively possesses the skills necessary to manage planned and unplanned projects
